Comments beyond scope of expertise
I believe that an inspector should inspect a property completely but not make comments out of their scope of expertise. If they see a settling problem note it but don’t say “this should not occur” . Every property is unique and many factors affect the settling. There is no set rule for this. This inspector told my clients that this 30+ yr property shouldn’t have settled. He should have noted it and referred them to a structural engineer vs making a blanket statement. Also charging a buyer money to note the obvious such as a burnt bulb is waste. I feel this inspector called many frivolous things scaring the 1st time home buyer. My last inspector with another company had the buyer walk aside him as he inspected and explained the defects he uncovered as well as how to fix them or who to speak to about it. This process made the buyer understand the workings of a home better. During the Just Right Inspection the inspector didn’t speak to the buyer or show him anything then sent him a report noting 63 defects. Wow! that would scare any buyer out of a purchase. As a Realtor I wouldn’t recommend him and as a client I wouldn’t use him because I don’t believe I should pay for someone to state the obvious or make unqualified comments
