We are first time home buyers and after 6 months of looking we finally found the house we wanted. Our realtor told us "his inspection guy" is great and charges $325 but for his clients will charge $275. We thought about it and did our research and determined we would like to use an "independent" inspector. We found Kenny on line and the reviews were great so I called him up and got an appointment. He made it clear that realtors that know him don't like him because he finds a lot of issues and obviously a realtor wants to close on the house and get their money.

When I told my realtor who we were using he started laughing and said "oh boy". I met Kenny at the house for the inspection (he was early :D ) and he walked me through all the issues as he found them, explained them to me and let me know estimated costs in most instances. He did not force his opinion on me but instead was very informative and very thorough.

Once you see his report you can decide what you think truly needs to be fixed, what doesn't and what you think is fair to ask of the home sellers. In our case the sellers were in complete denial and we ended up moving on.

Kenny is expensive but he tells you up front the cost and like he says, you are about to spend hundreds of thousands (if not more) on a house, why would you go cheap on getting it inspected.

I highly recommend Kenny and know that when we find our house and make a deal again we will call him and have peace of mind that we have a top-notch inspector.
