I used Common Sense Inspection for the very first time, recently.
To my surprise, the man who came to my house said he wasn't going to need to test anything, and was in and out, very quickly, needing only to look around before telling me what he saw and knew about the condition of the house. His brisk analysis was definitely not what I expected. He told me there was mold in my drywall, and water damage in my cellar, and he gave me resources so I could get started, easily, on the repair work.
I appreciated these resources, which were very helpful, but didn't appreciate the price, which felt a bit high, especially considering how short the visit was.
Hopefully, I won't be in need of such a service, again, but I suppose I'd call them back, if I were.
