We hired Karl Mortensen, I believe, in the end of 2005 after disappointing experience with another manager and unsuccessful attempt to manage our first 8-unit property on my own. There were units raided by police for illicit drug activity as well as other problems. It took a few months before PHO convinced undesirable tenants to move, established regular rent collection and maintenance of the property. We kept the property until 2012 without problems. All this time we trusted other properties that I bought and sold, including apartments and single family houses, to PHO, to our complete satisfaction. Only once Greg was not able to take over my new property in Fairmount Park. The other managers, though professional, did not keep up with the market. So when Greg finally was able to take it under control I was glad to switch. PHO does very professional job, keeps up with the market, and maintains proper documentation. They are well informed about all aspects of real estate, city regulations and the local market. They helped me when I had to go for arbitration with the previous owner.
