Worst rental experience in my life

STAY AWAY! Their rating is artificially "high" at 3.1 b/c it was previously owned by someone else. As an Army Major who pays bills automatically electronically with no kids, pets, smoking or any other bad habit, I thought I'd be an appreciated tenant. Actually, I WAS appreciated at this very house before they switched PM companies. I have never, even once, in my life had a negative interaction with a property management company until now.That's through 11 moves in my 14 years in the military.

UNCOMMUNICATIVE/UNCOOPERATIVE:
I can't say anything positive about this company with the exception of the poor ladies who do everything they can to avoid the altercations tenants have with the owner here. His name is Matt Botha, and he is unreachable and uncommunicative. This guy has not returned a single call from the 6 messages I've left over the last 2 months. When the ladies can't answer a question, they transfer you to him, but he won't reply. He does not care about tenants. Matt is not a guy who can look you in the eye. He won't return your phone calls. You have to go stand on his desk to talk. He won't have a conversation with you.

GREEDY:
I rented this place for $200/month over its listing a year ago, because as incoming students/officers at NPS we had only a week to secure housing. Yet, they're already bumping the rent up. This is going to cost their CLIENT, the owner of the house, money because they will have to lower the rent or let the house sit on the market, not to mention it will cost them the process of relisting. The house is great and I was willing to stay for 15 more months, but not now. I believe they back dated the rental increase letter to give the impression it was sent more than 30 days before lease end. I received it 11 June, 18 days before lease end, a couple days after going to him in person, and 17 days after it was apparently mailed. The next mail took 2 days. Not coincidence!

REVIEWS/ MOVE-OUT:
Numerous reviews here document unreturned security deposits. Feeling certain the PM owner is untrustworthy, unresponsive & greedy, I've hired a lawyer and will do this by the book. I've requested a move out pre-inspection both in my 30-day notice and from my lawyer's office. I will have documentation and evidence of the condition prior to move-in, will fix any non-wear/tear damages I have caused, will pursue every appropriate legal endeavor if Matt mishandles me, and will report back here and anywhere else I can post a review for better or worse of the entire experience.

MAINTENANCE ISSUES:
I'd like to credit them for being responsive to maintenance issues, but after a golfer broke my back window in March, we're going into July, 4 months later, and it remains untouched. I have reported this multiple times since then.

If you've read this far, I'm sure his response will be about how I acted inappropriately before giving up on him. I don't trust him, don't respect him, and cannot do business with him anymore. The ladies literally said, "No comment," when I initially asked whether his inability to communicate was professional. That was surprising to me. I guess they've gone through this before. After being cut off several times, I unfortunately swore at them prompting them to call the police, which was unnecessary but understandable if they felt intimidated by a 6'4" Army Ranger who was visibly frustrated. I came back several hours later in humility, apologized to both of the ladies I'd yelled at -- I truly am sorry for venting my frustrations with you instead of Matt. Matt, of course, wouldn't talk. Just told me to leave again and called police.

After confirming with the police that I had a right to do so, my last visit was to deliver my 30-day notice & pre-inspection request. Matt refused a pre-inspection date, and now it'll be to the letter of the law. Matt, you could have avoided all of this and taken care of both tenant and owner with a single return phone call!
