After listing our house with Dylan Lennon at M.M. Parrish Coldwell Banker, we were prepared to wait the average current market time of 63 days to find our buyer. Dylan had prepared a quick flyer to put into the info box on the front yard sign, and we had priced the property in line with other listings of similar properties, expecting it to sell in several months while we looked for a new house in the local area. The listing went on MLS on Saturday, and we had three contract offers on Monday, one of which we accepted after a "make your best offer" request, on Wednesday. Time-on-market, 5 days! We immediately began looking with Dylan for a new home while the buyers went through the process of obtaining financing for our sale. Within 2 weeks we had found what we were looking for, and at his suggestion, made an offer $9000 below the seller's asking price, which was already the best price we had found for the kind of house we were looking for. The seller accepted our offer as he presented it, and we were now free to prepare to move without any further time wasted on looking. Due to his suggestion on pricing on both transactions, I figure that I saved almost enough money to cover the cost of selling our old house, without having to wait several months to find a buyer or having to keep the house cleaned up for showing as lookie-loos paraded through for weeks.

Throughout the process Dylan was prompt and methodical, reminding me of everything we had to do at each step of the way, never adding any stress on me to do anything I was not prepared to do. He arranged both closings for the same day with sales funds transferred between the two title companies for our purchase, so both closings went without a hitch or having to dip into our savings to close the deal. He even talked our seller into allowing us to move our furniture into the new house several days prior to closing, so that we were able to have our buyer do a final walk-through just as they would receive the house ready to move in and cleaned, before the closing, so we were sure everything would close smoothly.

Selling a house and moving is always potentially stressful, with a thousand things that can go wrong, but Dylan's advice every step of the way was right on the mark, and his professional patience and demeanor working with the buyer's agent kept everything on track and moving forward, and we closed right on schedule. I could not have had a better experience, and recommend him unconditionally to anyone who needs professional real estate services to sell their home.
