Difficult To Deal With

It was a bit of a struggle with Safe Harbor Property Management getting my deposit back. When I first moved in the apartment was not clean and had a musty smell to it. It almost smelled like they had wiped the counters with dirty rags and such. While living in the apartment, they had a leak three floors below me. The maintenance guy that they hired did not wear protective shoe coverings or COVID precaution masks. He cut a hole in my bathroom wall which took a long time to get patched up and painted. I had to call them and remind them that the piping was still exposed and the wall needed to be finished. When the time came and I moved out, I made sure that the apartment was spotless. I also contacted the maintenance man to make sure that he let the office know about the bad patchwork job that was done in the bathroom. I felt like they were just trying to keep all of my deposit. I did mount a television on the wall with dime-size screws. They were going to charge me my deposit for that. After a bit of back and forth, they sent me a letter letting me know how much of my deposit I would get back. I ended up getting all but a few hundred of my deposit because they said I put those dime-sized holes in the wall and they had to pay someone to repair that. It took over 90 days to get the actual check for my deposit. These people are nice but I felt like they wanted to keep my deposit for no reason. Overall, it was a difficult situation with them being hard to deal with.

Thank you for your feedback. We apologize for all the delays you experienced. At the time of the maintenance issues, we were working with the company that provided the building warranty and they were not as responsive as we would have liked them to be. Your specific maintenance situation was unfortunate. The builders contracted to complete the apartment had already been paid and getting them to come back and fix the pipes as many of us know is not easy to negotiate.

We have implemented new processes, added an additional maintenance technician and office staff to address our response times for maintenance issues.

You moved into a brand-new building that was completed only weeks before you received keys. We were happy to welcome you as our very 1st resident. The challenge with a new building is maintenance problems are not made apparent until the building is in full use. We thank you for the patience you showed.

In working with returning the deposit the initial Disposition is an estimate and as invoices come in, we send out a Final Disposition. If there is a dispute with the Disposition management has 30 days to respond or correct it. The manager and accounting need to submit approval before checks are sent out for payment. Again, we apologize if the process felt delayed.

Thank you for the cleaning that you did when you left. We must send professional cleaners in to ensure the home is disinfected. Safe Harbor Property Management (SHPM) does not keep any of these funds. The cleaning company used is not associated with SHPM. We have an invoice on file for the cleaning of the unit. The hourly rate (stated in your lease) which includes the trip to and from a supply store plus any material used is not up charged.

All work orders receive the same rate and are billed at its actual cost. We want to assure you our aim is to return as much of the deposit that we can. We were happy to work with you in resolving the deposit amount and in the end, you received more of your deposit back.
