SO, it turns out that a totally policy holder unfriendly law pass in NC allows insurers to deny claims for water damage that they said was not caused by an immediate leaking pipe. I am a landlord and was unaware (or notified) that water had been leaking to the point where is started to compromise the subflooring in one of the bathrooms. My insurance company denied my claim. I spoke with Joe at For The Public Adjusters, Inc. and he took the time to explain that he could not help me due to this clause in the policy. In a follow-up email to thank him for his time, I mentioned another recent incident where my insurance company denied my claim which was due to an honest error or omission by my agent where with a landlord policy my insurance company requires separate endorsements for detacher structures and I was never advised of this. Joe replied, mentioning this Errors and omissions insurance policy and I was not aware that insurance agents have such a policy to cover them in these circumstances, so I contacted my agent and was able to recoup some of my out of pocket expenses for that repair, all thanks to Joe's unsolicited, free advise. BIG credibility builder in my book and (while I hopefully wont have to), I will definitely make this company my first call should I suffer another loss in the future.
