Poor property management

I am writing here b/c I was not able to reach Greg, the owner of GDAA via email and I hope that he can get back to me regarding the email I sent him ten days ago.

To be short, Tawny was not able to secure a tenant for me in three months and one week(01/15/14 - 04/22/14) for my one-year-old house at Pecan Park. The average time to rent a house there is 45 days. I believe it is vacant because Tawny has not made an effort to rent the house. Here are some parts from the email:

1. Tawny is not responsive. Several people complaint to me that they were not able to reach her. She didn't pick up the phone or she didn't return their voicemail. Some people submitted the application but they never got any response from her.
2. She has never bothered to proactively give me an update about the rental activities during these three plus months leasing period.
3. She has not taken care of the property. After the previous tenant left, the back yard was left unattended and the grass and weed grew out of control until I got an warning email from HOA. I forwarded her the email from HOA on 04/14/2014 and requested to cancel the contract on 04/22/2014. She charged $80 for the back yard mowing during 8 days period and told me that the vendor did the yard work on 04/10 and 04/21. The truth is, HOA told me that their picture was taken after 04/10/14. The lawn clearly was not mowed on 4/10/14.
4. She did not want to spend any effort in renting out or managing the house. She used the old pictures from last year for MLS listing. After I told her to remove the date "02/12/2013" from the pictures, she agreed to take more pictures after the tenant left. But she has never done it. Another example, The previous tenant was not able to get all the keys ( gate remote, pool key, mail box key) from her for a month.
5. In January she charged $84 for eviction protect plan and I asked her if I can cancel it. She agreed to refund me later. But until today(05/27/14) I haven't got the refund.

I am not surprised to read the five star reviews here since human beings are always subjective. By "subjective" I mean that maybe Tawny treated me differently from other people. I wish whoever get good services from them best luck in the future.
