In December 2023, we closed on a new ranch-style house in Carmichael built in 1960. Soon after, a remodeling contractor identified three downspouts that emptied directly under the backyard deck just behind the house. Then the rains came; heavy. Much of the water collected and pooled in the crawlspace under the master bedroom. We were stunned and this nondisclosed defect. After both drainage systems were installed, Brent inspected the performance several times to assure water was flowing away from our house and into the sump pump he designed to pump water to the county drainage culvert beyond our property.
