I just went through a 6+ week long process trying to do business with these guys. We are talking my credit score at 790, my wife's credit score at 800, 75% LTV, 45% DTI (actually much less but they don't know how to average a commission in their calculations), a very strong personal financial statement with a ton of cash on hand, and an income that has steadily increased over the past 5 years and they could not get this mortgage refinance done for me.

It has been an agonizing experience with people that obviously cannot spot a no-brainer deal when they see one. This was not a necessary refinance for me, I was turned on to Box Home Loans by a friend, I had an interest rate in the 4's so I thought I would give it a shot. The website is helpful, but there is not an ounce of common-sense lending knowledge within the entire underwriting department. This is the easiest loan ever and they talked themselves out of it...and quite frankly, had they figured it out I may not have gone through with it anyway.

The incompetence is astounding, I would not recommend them to anyone, There are dozens of other mortgage lenders, credit unions, and banks that I would recommend before these guys...and they know how to get a deal done.

Don't waste your time, visit a real "lender".
